Guest Terms & Conditions

1. Reservations

Bookings are confirmed in writing by email or phone following your initial enquiry. A reservation is only considered secured once the deposit payment has been received and acknowledged.

  • A minimum stay of 3 nights applies to all bookings.

  • All prices are quoted and payable in Euro (€).

  • Guests are required to provide an estimated time of arrival in advance. A member of our team will be present to welcome you, regardless of arrival time.

2. Payment

Deposit

  • A deposit of 30% of the total stay is required within 2 days of booking.

  • Payment is by bank transfer only. Details will be provided upon confirmation of your enquiry.

  • Your booking is not confirmed until the deposit is received. If payment is not received within 2 days, the reservation may be released.

Balance

  • The remaining balance is due in full upon arrival.

  • Accepted payment methods: cash or bank transfer.

Additional Guests

  • The standard rate accommodates up to 13 guests. Any additional guests (subject to the absolute maximum of 13) will be charged at the nightly rate divided by 13, per person per night.

  • Any undisclosed guests discovered during the stay will be charged accordingly, and may be grounds for early termination of the booking.

3. Cancellation & Refund Policy

The deposit is fully refundable if you cancel within the following notice periods:

  • Off-season (16 April – 30 November): cancellation must be made at least 15 days before check-in.

  • High season (1 December – 15 April): cancellation must be made at least 30 days before check-in.

Cancellations received after these deadlines are non-refundable.

We recommend purchasing travel insurance to cover unforeseen cancellations.

4. Damage Deposit

  • A refundable damage deposit of €200 is collected upon arrival.

  • It will be returned in full at check-out, provided the property is left in the same condition as found.

  • Any costs for damage, breakage or excessive cleaning will be deducted from this deposit.

  • If the cost of damage exceeds the deposit amount, guests are liable for the full outstanding balance and agree to settle it promptly upon request.

5. Check-in & Check-out

  • Check-in: from 16:00. A representative will be present to welcome you at your notified arrival time.

  • Check-out: by 11:00.

  • Please provide your estimated arrival time in advance so we can ensure a smooth welcome. Arrivals at any hour are accommodated.

  • Early check-in or late check-out may be arranged subject to availability — please enquire in advance.

6. Occupancy & House Rules

Guests & Capacity

  • Maximum occupancy: 13 guests. This limit may be exceeded only upon request, so arrangements can be made.

  • The chalet is a private holiday home, not a party venue. Gatherings beyond the registered guest list are not permitted.

Noise & Neighbours

  • Quiet hours: 22:00 – 07:00. Please be considerate of neighbours at all times.

  • The chalet is situated in a residential area of Bansko's Old Town. Excessive noise at any time that disturbs neighbours may result in early termination of the stay.

Smoking

  • Smoking is prohibited inside the property. Please use the outdoor areas.

Pets

  • Pets are welcome upon prior request and approval.

  • A pet fee applies; the amount will be confirmed at the time of booking depending on the size and type of pet.

Termination of Stay

  • The owners reserve the right to terminate a booking with immediate effect in the event of serious or repeated violation of these house rules, including but not limited to: undisclosed guests, damage to the property, or behaviour that disturbs neighbours.

  • In such cases, no refund will be issued for unused nights.

7. Amenities & Guest Safety

The sauna, barbecue and fireplaces are available for guest use at any hour. Firewood is provided.

  • Guests use the sauna, barbecue and fireplaces entirely at their own risk.

  • Please follow basic safety precautions at all times: never leave open fires or the barbecue unattended, ensure the sauna is switched off after use, and keep children supervised near heat sources.

  • The owners accept no liability for injury arising from improper or negligent use of these facilities.

8. Force Majeure

The chalet accepts no liability for cancellations, disruptions or losses arising from circumstances beyond our control, including but not limited to:

  • Adverse weather conditions.

  • Ski lift closures or reduced snow coverage.

  • Pandemics, government travel restrictions or public health measures.

  • Natural events, power outages or third-party service failures.

We strongly recommend that all guests obtain comprehensive travel insurance covering these eventualities.

9. Data Protection (GDPR)

In compliance with the General Data Protection Regulation (EU) 2016/679:

  • We collect personal data — including passport or ID copies — solely for the purposes of mandatory police registration under Bulgarian law (Regulation No. I-81 of the Ministry of Interior).

  • Your data is stored securely, not shared with third parties beyond the legal requirement, and retained only for the period required by law.

  • You have the right to request access to, correction of, or deletion of your personal data at any time by contacting us directly.

10. General Liability

  • Guests are responsible for their own safety and the safety of all members of their party throughout the duration of the stay.

  • The owners accept no liability for personal injury, loss or theft of personal belongings.

  • Any damage to the property caused by guests will be charged in full, regardless of whether it exceeds the damage deposit.

11. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of the Republic of Bulgaria. Any disputes arising from or in connection with a booking shall be subject to the exclusive jurisdiction of the Bulgarian courts.
